The location is great, the villa is on walking distance to the beach. Its a very quiet residence between Pattaya and Jomtien and also on walking distance to the touristic area where you can find supermarket and many restaurants. The villa itself was very good, fully equipped, even with a washing machine and a dishwasher, very spacious and with an amazing pool. Every day cleaning was also very appreciated. The staff was very helpfull. Last but not least: very good WIFI. Although we were very satisfied, there are some points for the owner to pay attention of: - Entrance: we could only locked the door with a key of one of the bedrooms instead of the living room, that should be changed - A key of the wooden front gate to lock the outside of our villa is also handy - We missed a dinner table and chairs (there was one, but died ? referring to the pool photo's on the Grand Neo website) - We missed some sunbeds or sunchairs at the pool, the staff promised us that they bring sunbeds from other villas but unfortunately without succes. - all the three showers in the bathroom needs some maintenance, the radius of the shower changes sometimes, gives very hot water, sometimes only cold.

We have stayed at this fantastic villa several times now, and will continue to come back. The house and garden are beautiful, and the pool is the icing on the cake. Whenever we stay, it feels like a home from home, just better. Its like a tropical paradise. Ray & Ying are fantastic hosts, and nothing is to much trouble. They have helped us with car hire, taxis, and excursions. Ying has also cooked us some lovely authentic Thai food, really recommended. The villa is in a lovely quiet area, with a local village, that has a market every day, and some really good authentic restaurants. Pattaya is just 10 to 15 minuets away, and offers fantastic shopping, bars and night life. We stayed with our family over Christmas and New Year with our family and friends, and they also fell in love with this idyllic property. Cant wait to come back. Thank you Ray & Ying

Amazing villa,very clean and spacious. The only small disappointment is that the sun moves away from the pool around 2pm due to the new hotel that is getting built. however its still unbelievably warm. Villa location is in a nice quiet area, 10minutes to walking street. 10minutes to the beach at the bottom of soi 5. Management team of the villa are great and was always available for any queries/help should it be needed

Nice and quiet neighbourhood. Spacious house as advertised in pics. Close to beach but best to go in car, not ideal for walking.

Great Villa. Great Staff. Great customer support. Huge rooms. Huge bathrooms. Everything works. Even the extra bunk beds were awesome. The location is a little off, but the staff helped us by giving us some great baht bus driver numbers.

This is a nice villa with fully equiped rooms and private clean pool for a reasonable price. Housekeeping is coming daily to clean up rooms and changing towels etc. A BBQ-place is part of the villa to guarantee much fun and enjoy selfmade food in the evenings. We had a great time! Thank you!
